1. Preparation — the invisible 60% of the job
Paint doesn't fail because the colour was wrong. It fails because the surface underneath wasn't prepared. Washing, sanding, filling cracks, treating mould, sealing stains and priming properly can be more than half the labour on an older home — and it's the first thing a cheap quote quietly deletes. On coastal properties from Bondi to Maroubra, salt has to be washed off every exterior surface before a brush goes near it, or the new coat simply won't hold.
2. The condition of what's there now
A five-year-old interior in good nick repaints quickly. Flaking window sills, hairline-cracked ceilings, water stains and decades of built-up gloss all add hours. Be suspicious of any painter who quotes a weathered home without walking it first.
3. Access and height
Single-storey with flat ground around it is the cheapest house to paint. Two storeys over a sloping block, tight terrace laneways, or harbourside homes that need scaffolding or towers add genuine cost — equipment, time and safety compliance.
4. Heritage and detail work

Why quotes for the same job can be thousands apart
Get three quotes for the same house and you might see $8,000, $11,500 and $16,000. They are almost never quoting the same job. The differences hide in:
- Prep scope — "spot prep" vs full wash, sand, fill and prime
- Coats — one coat rolled fast vs two full coats to manufacturer spec
- Products — unnamed "premium paint" vs a specified Dulux system with a data sheet
